These are generally not offered by "typical" (let's do it cheap) HVAC contractors unless it is required by building code revisions. These added features can help extend the life of your system,and reduce maintenance thus saving you money.

Float Switches- Now Required by Building Code

Safety Float SwitchThere are basically two different types of overflow protection for your drain pan, a mechanical switch with a float, or an electronic water detection system. Either one will shut the system off in the event of potential drain pan overflow that could result in ceiling or other property damage. Loss of pictures of loved ones can be devestating, not to mention the cost of repairs to ceilings and structures. These are now required by current building code.

Programmable Wi-Fi Touch Screen Thermostat

Programable ThermostatThese allow the user to offset the temperature during periods when the system is not in use. Savings in this geographical location can be as high as 30%. Wireless Wi-Fi allows to to control your system via computer or smart phone. Savings vary according to equipment ratings and settings.

Pressure Switches

High Low Pressure SwitchThese are devices that could provide your compressor some protection. If your system were to have either a blower fan failure or a condenser fan failure, irregular refrigerant (Freon) pressures could cause compressor failure. These types of controls shut the system down to prevent compressor failure. Needless to say a fan motor replacement is much cheaper than a system replacement.

This is important because the compressor on your air conditioner consumes more power on start up than any other device in your home. Start up is the hardest time in the life of any type of electrical equipment. Ever notice that light bulbs almost always burn out when you first turn them on and not while they are on? This is due to the huge current that rushes in when a switch is thrown and power is first applied.

An ac compressor may consume 45,000 watts of power while the motor is trying to start - TEN times more power than it uses while running. By comparison, the large burner on an electric stove only consumes approximately 5,000 watts on high. The heat that accompanies the in-rush current can damage vital electrical components - the air conditioner compressor, the air conditioner run capacitor and contacts.

Anti-Short Cycle Time Delay

They allow time for the internal pressures to equalize to minimize wear and tear on the compressor from hard start situations. They work best when used in conjunction with a hard start kit. System without this option may cause compressors to shut down on thermal overload when brown-outs occur, leaving you hot. Not usually provided by manufacturer.

Surge Protectors

 blower delayWhy Surge Protection? Each home experiences 300-plus potentially damaging electrical surges per year. Home appliances and HVAC equipment, which depend on electronics, are sensitive to these surges. These units are a costly investment for the homeowner, and there typically is no protection. A surge is a high-amplitude, short-duration electrical fluctuation that can cause harm to electrical, electromechanical, and electronic equipment. Surges are caused by lightning, utility events, and internal events: Lightning is the most obvious and most sensational type of surge. Lightning can travel up to 1/2 mile from where it strikes. Nothing can prevent a direct strike. Utility events consist of crossover of phases, capacitor switching, grid shifting, inductive loads, and open neutrals. Internal events in the home, however, are the most likely source of a surge. A General Electric (GE) and National Power Labs (NPL) study shows that 65 percent to 80 percent of transient surges are caused internally from: - Pumps (well or pool); - A/C condenser motors; - Refrigeration motors; - Dishwasher motors; and - Washer/dryer motors. These events can result in the three D's of surge problems: degradation (of equipment components), destruction, and downtime. Surge Solutions Surge protectors provide protection against: Incoming surges; Bounce surges from inrush current; and Outdoor moisture conduction from local lightning (as noted above, from as much as 1/2 mile away). A surge protector works by shunting the voltage surge to ground. A good ground is imperative. The National Electrical Code (NEC) maximum resistance at ground is 25 ohms.

High Efficiency Media Filters

High efficiency media filters when sized properly can keep your cooling coils clean,improve indoor air quality, and may provide allergy relief. They are more efficient than filters located in a return air grilles which may allow dirt to be introduced into the system from duct leakage. Media Filters are changed on the average 1-2 times per year, so require less maintenance and are generally less expensive to maintain. NOTE: Undersized Air Filters can damage your compressor if the return air is not properly sized. It is now recommended 6 square inches of duct per each 1000 BTU's of cooling.

Ultravoilet (UV) Germicidal Lamps

UV Light Also known as ultraviolet air cleaners, use C wavelength ultraviolet rays. Wavelength A and B are known for skin cancers. C is considered to be safe; however exposure to the rays can still cause burns. These units are installed in a method where exposure cannot occur. The ultraviolet light kills fungi, bacteria and viruses in the air by damaging their DNA where they cannot reproduce. Some models have been associated with destroying odors and assist in keeping the cooling coil clean. Ultraviolet light is normally found in sunlight. Funny, regardless of the number of tons and tons of dirt we stand on outside, sunshine cleans the air. Studies show that after only 14 days without ultraviolet light from the sun, emergency rooms start filling up due to the flu cases during the winter months.
